Hamilton Mill Lot for Sale??

For the last 12+ years, people have asked about the opportunity to buy a lot in Hamilton Mill and then build their own house (or bring their own builder). It’s always been nearly impossible to get it done (except for a very few super-inside deals with builders, etc). Out of 2300+ homes I can only think of a few that we’re not sold through the “normal” sales process – to include the completed home and commissions, etc.
Well, at the moment, there is ONE lot for sale by a builder up in the Cambridge section of Hamilton Mill. It’s an outside corner lot and you can pick it up at a huge bargain! It’s priced at less than half the price paid by the builder several years ago. So you can build whatever you want on the lot – as long as it meets Hamilton MIll design standards & guidelines. The lot walking distance to the millview amenities and it is right near the Hamilton Mill Golf Club entrance too.

Youth Football in Gwinnett County

The 2008 Gwinnett Football League is underway! In 2007, the league fielded 266 football and cheerleading teams and had over 1068 games. Can you imagine having to schedule all of those games!? If you’re looking for some very inexpensive entertainment on a Saturday, there are 16 parks having games every weekend for the next eight weeks. If you live near Hamilton Mill, you might want to check out the newly opened Duncan Creek Park which is 88 acres and hosted it’s first game of the 2008 season just two weeks ago. Go to www.gwinnettfootballleague.com and check out the schedule for a game near you. It doesn’t matter if you’re a fan of Mill Creek, Dacula, Buford, or North Gwinnett. These kids work very hard and deserve our support. See you Saturday!
Rainy day plans in Gwinnett

Today when we got to preschool, we discovered that the school would be closed for the day due to power issues.
And the energetic 4 year old needs to get out and do some things… today was rainy and cold… So, we decided to run out to Discover Mills and wander around. One of the things on the long list has been hitting the Slingshot Speedway to run some laps on their GIANT slot car track. We have spectated on multiple occasions, and it was time to step up to the controls.
When Garrett saw the Lightning McQueen car… the decision was made. We were going to race. The price wasn’t bad, we got 5 minutes of racing for $3 each. Of course the cars we selected were

Diamond Dwellings to Host Web 2.0 Session During the NAR 2008 Expo

Here’s a quick video about the session we are hosting at the NAR Expo 2008. The coolest part about our session is that you DON’T have to buy a full conference pass – or even a day pass – to attend this session. This could turn out to be the best web 2.0 or RE.net session at NAR and you only need an Expo pass to be there. This is NOT going to be a paid ad for Diamond Dwellings (although you may find that you really like what we’re doing
. We the host, but the “show” will be the insightful group discussion about how it all works in the new online RE world. The old style of business is all-but-gone. Soon all there will be is “the new way”.

It’s exciting to see great agents stepping out and developing new brokerages. Our technology driven world makes it very easy to make something great happen – from a very small base of operations. In today’s business, “small is the new big” (as Seth Godin’s book title says).

NAR Expected Attendance for 2008

Since Diamond Dwellings is exhibiting at the NAR conference in Orlando, we received an exhibitor update email a week or so ago about expected attendance. I think these numbers cause some mis-information because – at first glance – it looks like they are suggesting very low attendance. But, when you do the math and follow their logic about expected on site registration, the number are actually 90% or more of the 2004 high numbers. Bottom line is that about 22,000 are expected (as of the Oct 2nd projections) Here’s the breakdown of attendance:
