What Home Sellers should NEVER Tell Home Buyers

You’ve decided to list your home for sale. You clean out the closets, clean the toilets and call a Realtor. When you meet with your Realtor, you want to share the complete story with them about why you are moving, when you need or want to be in your new home, etc. Your Realtor is like your attorney — you want to make sure they understand the whole picture so they can represent you in the best possible way. Good Realtors, like good lawyers, know what information will be helpful to our negotiation and which details will cost you big money!
When you are selling your house, buyers and their Realtors will be touring your home (and calling with questions). It’s only natural to want to make conversation and talk about where you are moving & why. But, that is NOT good for your bank account! Buyers and other Realtors are always fishing for bits of information that might give them an advantage in negotiations. Giving them only the information that is required is the best bet. That’s why most good Realtors try to keep a distance between their seller and everyone else until the deal is done.
Here’s some examples of things you should NOT talk about (except with Your Realtor):
- Your Reasons for Selling the Property
- Urgency & Motivation for Selling
- Your Willingness/Expectations to Negotiate (take less than list price)
- Special Financing Terms you might accept
- Personal property that you might be willing to include ( i.e. refrigerator, etc.)
- Corporate relocation contract terms
